10-Year Long-Term Resident (LTR) Visa

Endorsed by the Thailand Board of Investment (BOI), the Long-Term Resident (LTR) Visa is Thailand’s premier 10-year residency program. While designed for high-net-worth individuals across several profiles, it offers unmatched long-term stability and administrative ease for foreign retirees.

Wealthy Pensioners (Age 50+)

The Wealthy Pensioner track allows retirees aged 50 and older to eliminate annual visa renewal friction and secure true 10-year residency.

Key Qualification Pathways

Applicants must hold $50,000 USD in qualifying health insurance (or maintain a $100,000 USD bank deposit anywhere in the world) and meet one of two financial options:

  • Pathway 1: Documented passive income (pensions, dividends, rental returns, etc.) of at least $80,000 USD/year.
  • Pathway 2: Passive income of at least $40,000 USD/year PLUS a minimum $250,000 USD investment in Thai real estate, government bonds, or direct investment.

Do You Qualify Without Realizing It?
Many retirees assume the 10-year LTR visa is out of reach. However, because the Board of Investment considers a wide variety of passive income streams, and allows you to count qualifying Thai property ownership toward the investment threshold, many expats in Thailand already qualify without realizing it.

At Legal Services Hua Hin, our legal team conducts a private assessment of your complete asset profile, pensions, and property deeds to advise whether you meet BOI standards.

Key Benefits for Retirees

  • 10-Year Stay: Granted as an initial 5-year permit, renewable for a second 5-year term.
  • Streamlined Compliance: Replaces tedious 90-day reporting with a single annual report.

Other LTR Qualification Pathways

Our firm also represents qualified clients across the remaining BOI categories:

  • Wealthy Global Citizens: High-net-worth individuals holding at least $1 Million USD in global assets and a minimum $500,000 USD investment in Thai assets or real estate.
  • Work-from-Thailand Professionals: Remote executives or specialists employed by established overseas corporations (generating at least $50 Million USD in revenue).
  • Highly Skilled Professionals: Experts and researchers employed within BOI-targeted national industries.
  • Spouses & Dependents: Eligible family members (spouse and children under 20) can be included under your primary LTR status.
